Property Description
Manor House Farm is the larger house section of a refurbished Grade II listed farmhouse set in the heart of the picturesque North Yorkshire countryside.
Located between the seaside town of Scarborough and the village of Snainton, in the North York Moors National Park, it is ideally situated for peace and tranquillity, as well as for plenty of activity in nearby towns and villages.
Practically no light pollution means amazing dark skies for all you stargazers too!

Beautifully renovated, this cottage comprises a living room, dining room, kitchen, three Bedrooms, three Bathrooms and a large garden.

Layout:
Ground Floor entrance hall left into a lovely, bright living room with sofa, armchairs, coffee tables, window seat, and Freeview TV.
An open doorway leads into the dining room with table and seating for six guests.
A door from the dining room leads to a Kitchen, which includes a fridge/freezer, electric oven and hob, microwave, kettle, toaster, dishwasher, and washer/dryer. The kitchen is well-equipped for preparation, cooking and serving meals for six guests.
The back door (in the kitchen) opens to the back garden and drive.
The bedroom (downstairs) has a double bed, bedside cabinets, wardrobe, and a window seat.
There is a Bathroom right next to this bedroom comprising a shower, wash hand basin and W.C.
A back hallway leads to the dining room.

First Floor has a double bedroom with king-size bed, bedside cabinets, wardrobe, dressing table. The en-suite bathroom comprises bath, wash hand basin, and W.C.
There is also a twin bedroom with two single beds, wardrobe, bedside cabinets, and dressing table.
The family bathroom has a shower, wash hand basin, and W.C.

There is a large garden at the front, side and back of the house, which is enclosed with wall, fence, and a gate. There is also plenty of parking space on the drive at the back of the cottage.

Heating and electricity included in your rental. We provide all bedding, bed linen and towels, TV, and WiFi (subject to fair usage policy).
Dogs are welcome at an added fee of £20 per dog.

Please note: Gardens/Outside areas not necessarily dog proof, even if fenced/walled, so dogs must be kept under control at all times, especially near farm animals.

Booking Modification Policy
Any amendments made to the reservation, after the booking has been issued, will incur a 25GBP administrative charge.

Cancellation policy: Cancellation: The Holidaymaker is liable for the total hire charge unless written notice of the intention to cancel the booking is received at least eight weeks prior to the commencement of the holiday. The deposit paid to confirm the booking, and other monies paid, will only be refunded if the Owner is able to re-let the holiday cottage for the period of the holiday let. In the event of re-letting, the Owner will retain the sum of 100GBP to cover administrative costs and (subject to deduction of that sum) refund to the Holidaymaker the balance of monies received from the Holidaymaker, or the sum received from re-letting whichever sum shall be the lower. Every effort will be made to re-let a cancelled booking, but the Holidaymaker is advised to take out holiday insurance to cover that eventuality.
