Roebuck Cottage is set on Bay Farm overlooking the beautiful waters of Munlochy Bay on Scotland’s Black Isle. This is a bright and spacious self-catering retreat surrounded by peaceful countryside, woodland, and far-reaching Highland views. Located just a short drive from Inverness, the cottage is perfectly placed for exploring the Highlands while offering a quiet haven for birdwatchers, walkers, nature lovers, and families.

Built on the site of an old farm steading, Roebuck Cottage (and next-door Swallow Cottage) sleeps four guests across two en-suite bedrooms and offers comfortable open-plan living with spectacular views across the bay towards the mountains of Strathconon. Large windows and French doors flood the interiors with light, while the mezzanine sun lounge provides the perfect spot to unwind and watch the changing landscape.

Open all year, with flexible check-in/check-out days, and short breaks available. Children of all ages welcome, and up to two well-behaved dogs. No smoking. No parties or events. Without question this is a wonderful place to stay. You can't beat it for total peace & quiet, but convenient for Inverness or touring Westwards or further North. Marvellous wildlife & birds in the grounds. At certain times there are seals in the bay when the tide goes out. We especially love the Geese visiting the opposite shore in the evenings. Glorious sunsets looking over Ben Wyvis. A walk through the Ormond castle forest track & the Redwood trees on Rosehaugh estate is a must. Can't wait to go back!

I did a lot of research for a cottage where we could take Martha our young Labrador along but was not a typical "dog friendly" cottage. i.e. I wanted a "home from home" place that wasn't all cheap furniture and throws and Roebuck definitely lived up to my expectation. The location was amazing with walks right from the door and the water front just a couple of miles away. It's never too cold for a Labrador dip in the water even in the north of Scotland."

Even took a day trip up to John o' Groats, Dunnet Head and Thurso which was a beautiful way to see lovely portions of the Highlands. Our stay was superb. "Roebuck is in a quiet, secluded position with a delightful outlook. There is an abundance of wildlife in the neighbourhood and pleasant walks from the doorstep. It is a 5 minute drive to basic supplies and takeaways, 10 minutes from a range of good produce outlets, restaurants and a selection of coastal walks. Being on the Black Isle sunshine hours are much higher than the national average. The accommodation has comfortable, spacious bedrooms, a well equipped kitchen and warm, bright living areas. Access is easy and parking at the property, making it a very relaxed retreat."

"Great location, amazing view across the bay, just up from the beach with the sounds of the seals and the sea birds reaching up to you as you eat outside on the patio area. Pine martens, deer and red squirrels in the woods around the cottage and only a few miles away from Inverness and little coastal villages. The inside of the cottage is very large and has everything you need in it. Highly recommend it!"

Cancellation Policy
The Holidaymaker is liable for the total hire charge unless written notice of the intention to cancel the booking is received at least eight weeks prior to the commencement of the holiday. The deposit paid to confirm the booking, and other monies paid, will only be refunded if the Owner is able to re-let the holiday cottage for the period of the holiday let. In the event of re-letting, the Owner will retain the sum of 100GBP to cover administrative costs and (subject to deduction of that sum) refund to the Holidaymaker the balance of monies received from the Holidaymaker, or the sum received from re-letting whichever sum shall be the lower. Every effort will be made to re-let a cancelled booking, but the Holidaymaker is advised to take out holiday insurance to cover that eventuality.
