Bay Farm consists of two specifically designed self-catering holiday cottages, Roebuck Cottage and Swallow Cottage, and built on the site of an old farm steading in 2000. Overlooking Munlochy Bay on the southeast side of the Black Isle, the cottages command superb views across the bay and the forested hills and farmland on the south shore, with the mountains of Strathconon in the distance. Well off the beaten track, and in quiet rural surroundings but within a short drive of Inverness, Bay Farm is a haven for birdwatchers and nature lovers.

Roebuck Cottage is a charming cottage that offers open plan, spacious and bright living accommodation. This self-catering cottage has one king en-suite bedroom and one twin en-suite bedroom, sleeping four guests. The accommodation is principally on the ground floor and is fully accessible by wheelchair.

Please note:

Gardens/Outside areas not necessarily dog proof, even if fenced/walled, so dogs must be kept under control at all times, especially near farm animals.

From October until January, organised pheasant and partridge shooting takes place on the Estate. Disturbances are kept to a minimum as we want to be sure our guests enjoy their stay.  Further information can be found in the cottage.

"Great location, amazing view across the bay, just up from the beach with the sounds of the seals and the sea birds reaching up to you as you eat outside on the patio area. Pine martens, deer and red squirrels in the woods around the cottage and only a few miles away from Inverness and little coastal villages. The inside of the cottage is very large and has everything you need in it. Highly recommend it!"

Without question this is a wonderful place to stay. You can't beat it for total peace & quiet, but convenient for Inverness or touring Westwards or further North. Marvellous wildlife & birds in the grounds. At certain times there are seals in the bay when the tide goes out. We especially love the Geese visiting the opposite shore in the evenings. Glorious sunsets looking over Ben Wyvis. A walk through the Ormond castle forest track & the Redwood trees on Rosehaugh estate is a must. Can't wait to go back!

I did a lot of research for a cottage where we could take Martha our young Labrador along but was not a typical "dog friendly" cottage. i.e. I wanted a "home from home" place that wasn't all cheap furniture and throws and Roebuck definitely lived up to my expectation. The location was amazing with walks right from the door and the water front just a couple of miles away. It's never too cold for a Labrador dip in the water even in the north of Scotland."

Even took a day trip up to John o' Groats, Dunnet Head and Thurso which was a beautiful way to see lovely portions of the Highlands. Our stay was superb. We had a party of four and with two and half baths, there was never a problem with morning showers or using the facilities. Idyllic all around. Highly recommend."

It is a 5 minute drive to basic supplies and takeaways, 10 minutes from a range of good produce outlets, restaurants and a selection of coastal walks. Being on the Black Isle sunshine hours are much higher than the national average. The accommodation has comfortable, spacious bedrooms, a well equipped kitchen and warm, bright living areas. Access is easy and parking at the property, making it a very relaxed retreat."
