Swallow Cottage is set on Bay Farm overlooking the peaceful waters of Munlochy Bay on Scotland’s beautiful Black Isle. This is a bright and welcoming countryside retreat set within the tranquil surroundings of Bay Farm, just a short drive from Inverness. Surrounded by woodland, farmland, and sweeping Highland scenery, it’s a wonderful base for walking, wildlife spotting, touring the Highlands, or simply relaxing in nature.

Built on the site of an old farm steading, Swallow Cottage (and next-door Roebuck Cottage) sleeps four guests across two en-suite bedrooms. Designed for comfort and easy living, the cottage offers spacious open-plan accommodation and spectacular views across the bay towards the hills and mountains beyond. Guests return year after year for the peaceful location, abundant birdlife, and easy access to both coast and countryside.

Good to know
Open all year, with flexible check-in/check-out days, and short breaks available. Children of all ages welcome, and up to two well-behaved dogs. No smoking. No parties or events. Gardens/Patios are not dog-proof, so dogs must be kept under control at all times. Limited mobile signal. Wheelchair-accessible ground floor accommodation.

Cancellation Policy
The Holidaymaker is liable for the total hire charge unless written notice of the intention to cancel the booking is received at least eight weeks prior to the commencement of the holiday. The deposit paid to confirm the booking, and other monies paid, will only be refunded if the Owner is able to re-let the holiday cottage for the period of the holiday let. In the event of re-letting, the Owner will retain the sum of 100GBP to cover administrative costs and (subject to deduction of that sum) refund to the Holidaymaker the balance of monies received from the Holidaymaker, or the sum received from re-letting whichever sum shall be the lower. Every effort will be made to re-let a cancelled booking, but the Holidaymaker is advised to take out holiday insurance to cover that eventuality.
