Swallow Cottage

Avoch, Near Inverness, Ross-shire

Bay Farm consists of two specifically designed self-catering holiday cottages, Roebuck Cottage and Swallow Cottage, and built on the site of an old farm steading in 2000. Overlooking Munlochy Bay on the southeast side of the Black Isle, the cottages command superb views across the bay and the forested hills and farmland on the south shore, with the mountains of Strathconon in the distance. Well off the beaten track, and in quiet rural surroundings but within a short drive of Inverness, Bay Farm is a haven for birdwatchers and nature lovers.

Swallow Cottage is a delightful cottage that offers open plan, spacious and bright living accommodation. This self-catering cottage has one king en-suite bedroom and one twin en-suite bedroom, sleeping four guests. The accommodation is principally on the ground floor and is fully accessible by wheelchair.

Please note:

Gardens/Outside areas not necessarily dog proof, even if fenced/walled, so dogs must be kept under control at all times, especially near farm animals.

From October until January, organised pheasant and partridge shooting takes place on the Estate. Disturbances are kept to a minimum as we want to be sure our guests enjoy their stay.  Further information can be found in the cottage.

What our guests say…

"This cottage is lovely and its in the most amazing location - If you want peace and quiet, this is the place for you. It's very spacious and well-equipped, the bed was comfortable and the shower had some power. The host was very helpful and responded to communications quickly and clearly. Avoch not too far away - perhaps 2.5 miles to walk on quiet roads and there were a few take-aways available and a pretty good little shop. One of the best things was watching the visiting seals when the tide went out in the bay and the resident Osprey."

“Wow the cottage was just lovely, very spacious and full of light. The view is delightful and changing all the time. We even saw seals on the sand bar. The drive in makes you feel like you are leaving everything behind so you can relax. It is hard to imagine a more peaceful spot. Loved it! ”

"I have now stayed at Cottages from Country Cottages over the past 8 years. Everyone of them have been fantastic. These two cottages imparticular were amazing due to the outlook and location. Wake up in the morning to colonies of seals on the sand banks and Osprey fishing from Munlochy Bay. It is very secluded but I find that tremendous."

"The setting of the cottage is marvellous on the edge of Munlochy Bay. The bedding, towels and facilties are very clean and the welcome pack is great so that you can have a cuppa when you arrive. We have been coming to the cottage for the past three years and will revisit every year. The wildlife and scenery is spectacular. Thank you for a great holiday."

"We love the peacefulness and beauty of the cottage and surroundings. We put bird food out on the nearby bird table and see a plethora of birds including the local woodpecker. We see the local seals, red kites and ospreys during the early summer months. We revel in the countryside and thank the estate for being able to rent the cottage on a regular basis which we will do for years to come."

"The view and overall setting - so lovely to be miles away from life and have an uninterrupted view. The cottage was warm and cosy and the goat, which the children have named Stravinsky (?), kept the children amused and enjoyed coming on our walks. Have booked again for next year as just the perfect holiday setting for our family."
